We feel that we can offer more than the High Street Estate Agents.  We advise on price, prepare the Sales Particulars, provide comprehensive marketing through Right Move and the local press, we conduct viewings if required and more importantly we are able to negotiate the best possible price for your property.

After the initial meeting with the Valuer of a High Street Estate Agent, you often never meet or hear from them again, instead having to deal with assistants or negotiators who have never been inside your home.  We have a professional Property Manager, Avril McKenzie, with over 25 years experience in the property market who will take care of you from start to finish.   Once an acceptable Offer has been received, only then will Avril pass you onto one of our Solicitors who will deal with the conveyancing.   Avril is your point of contact throughout the marketing process but during that period you can also speak with any of our Solicitors should the need arise.

Costs

Our costs are very competitive.   Usually we will charge 1.5% of the sale price (plus VAT and outlays) but this includes all conveyancing fees as well as the Estate Agency fee.*
(*subject to certain minimum charges.)

If you obtain a quotation from an Estate Agent and add the cost of conveyancing together, we feel sure you will find that our package is hard to beat.

Nowadays more and more people are turning to the internet to find property, and one part of the service we provide has attracted particular praise from clients.   All of our properties feature on www.rightmove.co.uk as well as on our own website www.hillandrobb.co.uk

Prospective purchasers can view our range of properties including full Sales Particulars online.   Property Schedules can be downloaded from our website.   Many of the High Street Estate Agents only provide brief descriptions of properties on their websites creating delays waiting for Sales Particulars to be posted.

Obviously prospective purchasers can contact us during office hours with their enquiries.   However, in order to offer you the best possible service we provide an out of hours contact telephone number.   This means that we are always available to deal with enquiries during evenings, weekends and public holidays.

Our aim is to provide you with a totally comprehensive Estate Agency service giving you the best possible chance of achieving the best price for your property sale.

Home Reports

All properties for sale require to be marketed with a Home Report which comprises a pack of three documents:  a single Survey, an Energy Report and a Property Questionnaire.  We will arrange the Home Report for you.   All you will be required to do is complete the Property Questionnaire and return it to us.
